Professional Valuations

Antony Richards Property Services Surveying Department is able to undertake RICS ‘Red Book’ valuations for individuals, solicitors and accountants for a wide range of purposes. This valuation process is regulated by the RICS Valuation Global Standards, otherwise known as the Red Book, ensuring a non-biased and reliable property valuation is produced for every report.

Rhodri joined Antony Richards Property Services in 2019 having previously worked locally in the property industry for more than seven years. During that time, his training and continued professional development has enabled him to become Associate RICS qualified. His role within the firm includes undertaking homebuyers’ reports and building surveys, professional valuations, legionella risk assessments and being involved in block management.

Rhodri will give you professional advice and help you:

  • make an informed decision on whether to go ahead with buying the property
  • make an informed decision on what is a reasonable price to pay for the property
  • take into account any repairs or replacements the property needs, and
  • consider what further advice you should take before committing to purchasing the property

Rhodri, the RICS building surveyor, will:

  • help you make a reasoned and informed decision when purchasing the property, or when planning for repairs, maintenance or upgrading the property
  • provide detailed advice on condition
  • describe the identifiable risk of potential or hidden defects
  • where practicable and agreed, provide an estimate of costs for identified repairs
  • make recommendations as to any further actions or advice which need to be obtained before committing to purchase

The RICS Home Survey Service (Level 2) includes:

  • a physical inspection of the property
  • a report based on the inspection
  • a valuation, which is part of the report

The RICS Building Survey Service (Level 3) includes:

  • a thorough inspection of the property (see ‘The inspection’)
  • a detailed report based on the inspection (see ‘The report’)
