Standard Management Commission: 12½ per cent of rent collected + VAT

Initial Tenancy Admin Fee: Equivalent to one week’s rent + VAT

This is a contribution to the administration involved setting up a new tenancy to include advertising, accompanying viewings, referencing and ID checking, drafting and completing the tenancy agreement, preparing the Record of Condition prior to new tenant(s) moving in, deposit compliance, informing utilities companies and the council.

Introducer/Let Only Fee: Equivalent to one month’s rent


Referencing and administration fee: £120 per tenant
Guarantor referencing and administration fee: £60 per tenancy

This is a contribution towards the costs of referencing and ID checking, and general administration. It is payable upon submitting your tenancy application forms, and is refundable if references are not taken up and you are therefore not offered the tenancy.

Other Possible Costs

  1. The full costs of any court action taken for possession of the property or breach of tenancy, as provided for in the court’s judgement together with the costs for the preparation and submission of the court application and, where appropriate, attendance at the court.
  2. Where the Tenant agrees an appointment for a contractor to visit, the Tenant agrees to pay any costs incurred if they fail to keep that contractor appointment.
  3. £25 for each letter we need to send to the Tenant concerning breaches of the tenancy agreement.
  1. £20 for any payment presented to our bank but returned, refused or re-presented by the bank for any reason. This fee will be payable for each presentation which fail.
