At Antony Richards Property Services, we strive to provide the best service for our tenants while respecting the needs and concerns of the property owners.
Prospective tenants are invited to fill in an application form and, if necessary, a guarantor’s form. Both of these can be downloaded from this page (see below). The application form is then submitted to our external referencing agency, Rentshield, for processing including a credit check. Tenants will need a certain level of income in order to be considered for the tenancy of a property. If this cannot be achieved, a guarantor will be required who will also require a certain level of income. The income required is as shown on the ‘Affordability Calculator’ – please click icon on the right hand side of this page.
There is an application fee of £100 per adult occupying the property comprising a non-refundable £50 due when the application form is submitted, and the balance of £50 prior to taking occupation.
Proof of identification is required when submitting an application. This can be a passport or driving license along with proof of address being a utility bill, bank statement or council tax demand.
The deposit on a property is equivalent to approximately one and a half times the monthly rent. We have to protect the deposit under a Government approved scheme. We operate deposit protection under the rules of The Dispute Service. We will hold the deposit in a clients’ bank account and provide tenants with a certificate of registration.
In order to protect both the tenant and the landlord, we will undertake a written Record of Condition and DVD recording of the property prior to the tenant taking occupation. An example of the Record of Condition is in pdf format by clicking on the icon on the right hand side of this page.
All rents are due in advance on the 1st of each month payable by standing order. Should any tenancy commence mid month, rent will be apportioned on a pro rata basis to the end of the month.
Tenants will be required to sign the tenancy agreement and pay the deposit plus the advance rent prior to taking occupation.

A complimentary Home Movers Box will be ordered for all new tenants moving into one of our properties. The box will be delivered free of charge to your new home on the moving day or soon thereafter, and will include various free samples and introductory offers.
Forms
To complete the application process, please download the forms using the icon on the right hand side of this page and return the completed forms to us together with proof of ID and the application fees as outlined above.
Tenant’s application form: This form to be completed by all prospective tenants wishing to rent a property. Please note that the front page MUST NOT be completed by the applicant.
Guarantor’s application form: Form to be completed by any person acting as guarantor to assist a tenancy application.
Bank standing order mandate: To be completed and signed by any tenant, and then forwarded to the tenant’s bank/building society for the payment of rent.
Record of condition: This is a written document detailing the condition of the property prior to the tenancy, and is accompanied by a DVD recording. This form need not be filled in but will be presented to you as a record of the property.
Tenancy agreement: This is an example of our standard tenancy agreement and is included here for reference purposes. This will be completed by Anthony Richards Property Services and the tenants upon completion of the rental process.
Affordability table: This table gives prospective tenants a guide to how much disposable household income is required to meet the varied property rental fees.
