We offer a friendly, professional service to all prospective tenants looking for property to rent in Penzance and West Cornwall. As with all reputable lettings agents, we do expect you to follow a strict vetting procedure. Only prospective tenants who follow and pass this procedure will be eligible.
TENANT’S APPLICATION FORM
All prospective tenants must download, print and fill out this form (see below). Our external referencing agency will then make several checks, including a credit check.
When an application form is submitted, we will need to see original ID documents, including passport, birth certificate, driving licence, and proof of your current address in the form of a utility bill, bank statement or council tax demand (mobile phone bill not accepted).
You must reach a certain level of income to be considered for a property – see the Affordability Table on the right. If you don’t meet the required level of income, you could declare a guarantor (see below).
A non-refundable application fee of £120 is required per adult. This is due when the Tenant’s Application Form is submitted.
We do not make any additional charges for preparation of the tenancy agreement, tenancy renewal, check-ins, check-outs, pet clauses, Saturday move-in dates, express move-in dates.
GUARANTOR’S APPLICATION FORM
If you don’t meet the affordability criteria, you can ask a guarantor to assist the tenancy application. They should download, print and fill out the form (see below) and meet the criteria of the Affordability Table. A £60 processing fee is due with the Guarantor’s Application Form.
The deposit required is approximately 1.5 times the monthly rent. We hold this deposit under a government-approved scheme and operate deposit protection under the rules of The Dispute Service. Please feel free to ask us more about this.
SCHEDULE OF CONDITION
A detailed Record of Condition, including numerous photographs, will be undertaken before you commence the tenancy of a property. See Record of Condition Form on the right for an example of what is included. You will be given a copy of this document.
All rents are due in advance on the first of each month, payable by standing order. Should any tenancy start mid month, rent will be apportioned on a pro rata basis.
BEFORE MOVING IN
Tenants will be required to sign the Tenancy Agreement, and pay the deposit and advance rent before moving in.
